Tell us your team size, the space you want and when you would like to move in. When a space that fits opens, you hear about it first. Leases run 12 months, so offices open up as leases turn over, and the waitlist is the quickest way to hear about them.

Pricing for the center room depends on how you would use it, so ask. Rent is modified gross: utilities, property taxes, building insurance and common-area cleaning are included in that one monthly figure.

Utilities, property taxes, building insurance, operating expenses and cleaning of the common areas are all included in your monthly rent. You arrange and pay for your own internet or phone service and any cleaning inside your office. The shared kitchen, common area and restrooms are not added to the size you lease.

It means your rent is one monthly figure that already covers the building's main running costs: utilities, property taxes, insurance, operating expenses and common-area cleaning. You add only what is specific to your office, here your internet and in-office cleaning. A triple-net (NNN) lease, by contrast, bills those building costs to you separately.

Twelve months. Every third-floor office leases on a 12-month, modified-gross term. Month-to-month plans and mail-only virtual offices are not offered, so this fits if you want a real office of your own for at least a year.

You need commercial general liability insurance of $1 million per occurrence and $2 million aggregate, with 2277 West Street, LLC named as an additional insured. The requirement is the same for every office on the floor and is written into the standard lease.

Yes. Each lease sets its own security deposit, so ask for the figure that applies to the office you want. Under the standard lease, any unapplied portion is returned within 60 days after the lease ends and you move out.

Plan on bringing your own furniture. Offices lease unfurnished, which lets you set the room up your way. The shared kitchen and common area are for every tenant on the floor, and furniture moves in and out are scheduled with the landlord.

No. Each tenant sets up its own internet and phone service, which keeps your connection private to your business. Which providers serve the building is being confirmed, so ask on your tour and we will tell you what current tenants use.

No. The third floor is reached by stairs only. Most visitors park in back and take the rear stairwell two flights up from the glass back door; the front door opens into the foyer one flight below the offices. If you, your staff or your visitors need step-free access, this building is not the right fit.

After-hours access is set in each lease, so ask about it on your tour. Expect activity downstairs on many evenings and weekends: if you do a lot of after-hours work and need quiet, this building is probably not a match. During events, tenants may not pass through the event space.

The building has 22 on-site spaces shared by everyone in it, plus more parking across and down the street. Most people park in back and use the rear stairwell. Daytime office use and evening or weekend events draw on the same lot, so event nights get busy. Ask how many spaces come with your office.

At times, mostly outside office hours. Pike & West, the event venue one floor down, hosts events most weekends and programs on some weeknights, often Monday and Friday evenings. The floor holds sound well; most of it carries up the open foyer and through office doors, so offices toward the back are quieter.

No. Tours are private and scheduled during the workday, and we do not give tours during events. If event noise is a deciding factor for your business, bring it up on your tour and we will tell you plainly what an event night is like on the third floor.

Floor 1 is an owner-affiliated professional office. Floor 2 is Pike & West, the event venue. Floor 3 is 2277 West Street Offices, where current tenants include logistics, trades, banking and creative firms working on 12-month leases.

A shared kitchen (183 square feet), an open common area (92 square feet) between the hall and the kitchen, two restrooms and the halls. These common areas are not added to your rentable square footage, so the size you lease is the size of your office.

Yes. Pike & West, the event venue on the second floor, hosts corporate events, receptions and client dinners for up to 120 guests. It is booked separately through Pike & West at pikeandwest.com, so office tenants reserve it the same way anyone else does.

Neither. 2277 West Street is in Germantown, Tennessee, the Memphis suburb in Shelby County (ZIP 38138), just off Poplar Pike. It is not the Germantown neighborhood in Nashville and not Germantown, Maryland.

Southern Social and Germantown Commissary are a two-minute walk. Renasant Bank is about 6 minutes on foot, Chipotle 9, Howard McVay Park 10, and Sakura and Asian Eatery 11. Whole Foods, Kroger, Trader Joe's, Panera and the post office are a short drive.

No. These are private offices with doors that lock, leased on 12-month terms. There is no staffed reception, bundled internet, day pass or hot desk. If you need those, a coworking membership or an executive-suite center will suit you better, and we would rather tell you that now.
